Cooperative apartments are different from individually owned subdivision properties, ordinary leaseholds, and condominiums. In subdivisions, each individual owns a home in fee. In an ordinary leasehold, the lessee holds no ownership interest in the lessor. In condominiums, each owner holds fee interest in a particular unit, together with an undivided fee interest in the common areas and facilities.

Cooperatives are often formed by members paying a membership fee or purchasing shares of stock. In a stock cooperative, members are issued stock certificates as evidence of their membership and capital investment. More than one type of stock may be issued. An apartment cooperative will typically be a corporation renting apartments to people who are also owners of stock in the corporation. The apartment complex is owned by the corporation.

Due to the proprietary nature of members' or stockholders' interests in the venture, substantial restrictions are generally imposed on lessee's rights to assign and sublease. Typically, assignment and sublease require consent of the board of directors of the corporation after examination of the suitability of the prospective assignee or sublessee.

Curricular Practical Training (CPT) is an alternative work/study, internship, co-op or other type of required practical training that a sponsoring employer offers through cooperative agreements with your college or university. CPT must be integral to your program of study.

Working without CPT authorization, even in an unpaid role, is considered a violation of your F-1 status. If someone reports this, or if it comes to the attention of the authorities, you could face severe consequences including immediate deportation.

CPT is defined as alternative work/study, internship, cooperative education, or any other type of required internship or practicum that is offered by sponsoring employers through cooperative agreements with the school which must be "an integral part of an established curriculum" (8 CFR 241.2(f)(10)).

CPT Application Process Step 1: Secure an Offer for Practical Training. Step 2: Obtain a job offer letter from your employer. Step 3: Send the job offer letter to the career advisor who will be authorizing your CPT. Step 4: Complete ISS CPT application in Terra Dotta.

CPT review and processing can take up to 15 business days. Authorized CPT dates may be able to be shortened or extended with the permission of the student, employer, and the student's academic/faculty/career advisor and ISS approval.

Students on an F-1 visa may work on co-op, using CPT, for the length of time their academic program designates or requires for graduation.

If your experience meets the volunteer criteria, then CPT is likely not required. If you engage in volunteer activities, ISS recommends that you get a letter from the volunteer organization to keep in your permanent records. CPT is authorized by a Designated School Official (DSO) at International Student Services (ISS). It may take ISS 15 business days to review and approve a student's CPT request. An F-1 student must request authorization from the school at which they are enrolled full-time with their F-1 I-20.
