Pennsylvania Release of Real Estate is a legal document used to release a lien on a property. It is signed by a lien holder and the property owner and serves to release the lien holder from all claims against the property. The Pennsylvania Release of Real Estate also serves to extinguish all liens on the property and acts as a form of protection for the lender. There are two types of Pennsylvania Release of Real Estate: a General Release of Real Estate and a Special Release of Real Estate. A General Release of Real Estate releases any claim of lien or mortgage on the property, while a Special Release of Real Estate releases a specific lien or mortgage from the property. Both types of releases must be filed with the county recorder's office to be legally binding.
