Louisiana Prescription Affidavit Mortgage (SPAM) is a type of mortgage financing available in the state of Louisiana. It allows qualified borrowers to purchase a home without the need for a traditional mortgage loan. SPAM is a form of owner financing that requires the buyer to sign an affidavit stating that the property will be their primary residence for at least three years. The buyer then pays a down payment to the seller, who in turn holds the title to the property. The buyer also signs a promissory note to the seller, which states the terms of the loan, including the interest rate, repayment schedule, and any other fees or costs associated with the loan. There are two types of SPAM: an open-ended mortgage and a closed-ended mortgage. An open-ended mortgage does not have a set period of time for repayment and allows the buyer the option to pay off their loan balance at any time. A closed-ended mortgage has a set repayment schedule and requires that the loan be paid off at the end of the term, usually between three and five years.
