How the Homestead/Farmstead Exclusion (Act 50) Works. The exclusion provides a $18,000 reduction in assessed value for Allegheny County real property taxation and results in $115.74 in annual savings of county taxes for most constituents.

The spouse who holds the title of the property is responsible for applying for homestead exemption. Whether the house is owned through joint ownership with rights of survivorship, tenancy by the entirety, or another ownership type, Florida law preserves the rights of the owner's spouse.

To receive a homestead or farmstead exclusion, a Pennsylvania resident must submit an application to the county assessor prior to March 1. School districts are required to send an application to all non approved, eligible property owners 60 days prior to the March 1 application deadline.
