The Utah Mechanics Lien Release Form is used to cancel a lien that has already been filed. It's most often used to release a lien claim after a lien claimant receives payment. However, they may also be released based on settlements, legal controversies, because they expired, or more.

A notice of Commencement must be filed within 15 days after work on the job site has begun. If it is not filed on time or accurately, anyone working on the job is not required to file a Preliminary Notice to make a claim on the payment bond.

There are two types of mechanics liens that one can file in Utah: a preconstruction lien and a construction lien.

If a party is refusing to pay your claim or ignoring your phone calls, sending a Notice of Intent to Lien to that party, the prime contractor and/or the property owner can let them know you're serious about collecting and prioritize your payment.

While a notice of interest is the first step towards filing a property lien, it does not indicate a lien has necessarily been filed. But it can mean an interested party can move forward with both a lien and potential foreclosure if you have not discharged the lien with a warranty deed.
