A Wisconsin Statement of Ward's Real Property (also known as a “Statement of Guardianship”) is a legal document filed with a county Register of Deeds to provide notice to the public that an individual has been appointed ward of a court and that the ward owns real property in the county. The Statement of Ward's Real Property identifies the ward, the guardian, and the real property owned by the ward. It also includes a description of the real property, its legal description, and the book and page in which the deed is recorded. There are two types of Statements of Ward's Real Property that may be filed with a Register of Deeds in Wisconsin: an initial Statement of Ward’s Real Property, and an amended Statement of Ward’s Real Property. An initial Statement of Ward’s Real Property is filed when an individual is initially appointed ward of the court and owns real property in the county. An amended Statement of Ward’s Real Property is filed when the ward acquires or disposes of real property in the county, or when the guardian is changed.
