The South Carolina Affidavit of Abandonment (Richland) is a legal document used to declare that a person has willingly given up the possession and occupancy of a property located in Richland County, South Carolina. The Affidavit of Abandonment must be signed in the presence of two witnesses and notarized. It must be filed with the Richland County Register of Deeds. There are two types of South Carolina Affidavit of Abandonment (Richland): a “quitclaim deed” and a “special warranty deed.” The quitclaim deed declares that the person signing it has no interest in the property and is relinquishing all rights and claims to it. The special warranty deed is more limited, and it only relinquishes the rights and claims the person signing the document has to the property.
