New Jersey Stipulation of Settlement Form Farmland Rollback is a form used by the State of New Jersey to settle disputes between landowners and developers regarding the conversion of agricultural land into residential property. The form is designed to ensure that farmland is preserved and protected. It requires developers to pay a fee to the landowner in return for their agreement to not convert the land into residential property. The stipulation also requires the developer to submit an application to the New Jersey Department of Agriculture (NJ DA) for a Farmland Rollback. Upon approval by NJ DA, the developer is allowed to proceed with development of the property. There are two types of New Jersey Stipulation of Settlement Form Farmland Rollback: the Farmland Rollback Agreement Form and the Farmland Rollback Conservation Easement Form. The Farmland Rollback Agreement Form is used when the developer and the landowner agree to a permanent restriction on the land from being converted to residential property. The Farmland Rollback Conservation Easement Form is used when the developer and the landowner agree to a temporary restriction on the land from being converted to residential property. Both forms require the developer to pay a fee to the landowner in return for their agreement to not convert the land into residential property.
