Maryland Public Notice of Caveat is a type of legal notice filed in the office of the Clerk of Court in the county where the real estate is located. It is a formal warning that someone is claiming an interest in a property and that anyone wishing to purchase, lease, or otherwise take an interest in the property must first give notice to the claimant. There are two types of Maryland Public Notice of Caveat: Caveat Editor and Caveat Editor. Caveat Editor is an “Buyer Beware” notice, warning potential purchasers to do their due diligence before entering into a contract. Caveat Editor is a “Seller Beware” notice, warning potential sellers to make sure the buyer has the ability to fulfill their contractual obligations. In both cases, the claimant must provide proof of their claim of interest in the property and the Clerk of Court must provide a copy of the notice to all parties involved.
