FAQ

Iowa law preempts any form of rent control at either a state or local level so landlords can set rental prices to whatever they want. Rent increases. Landlords must notify tenants at least 30 days before raising the rent but landlords do not have to give justification for raising rent.

Your landlord normally has to give you at least 4 weeks' notice in writing before a rent increase.

The minimum notice requirement is 28 days. If you have a monthly tenancy, you will have to give one month's notice. If you pay your rent at longer intervals you have to give notice equivalent to that rental period. For example, if you pay rent every three months, you would have to give three months' notice.

State law regulates several rent-related issues, including late fees, the amount of notice (at least 30 days in Iowa) landlords must give tenants to raise the rent, and how much time (three days in Iowa) a tenant has to pay rent or move before a landlord can file for eviction.

Security Deposit Iowa law limits the amount of the security deposit to two months of rent. Landlords must return the deposit within 30 days of the tenant moving out. Raising Rent Landlords in Iowa may increase the rent to any amount with a 30-day notice.

Iowa Termination and Eviction Rules For example, a landlord may give an Iowa tenant who has created a clear and present danger to the health and safety of the landlord, tenants, or neighbors an unconditional quit notice that gives the tenant three days to move out before the landlord can file for eviction.

Either the landlord or the tenant must give the other at least 30 days notice in writing before ending the tenancy. The notice must be given at least 30 days before the next time rent is due. If the rent is due on the first day of the month, the tenancy can only be ended on the first day of the month.

Your landlord won't be able to increase your rent during the fixed term of your tenancy unless you agree or your tenancy agreement allows it. If your fixed term tenancy agreement allows your rent to be increased it has to say when and how it will be done. This is known as having a 'rent review clause'.

Rent Increase:Iowa landlords have the right to increase a tenant's rent. However, they must follow certain rules to do so. Written Notice: Landlords must provide tenants with at least 30 days written notice before increasing a tenant's rent.
