Description

This 28 Day Notice to Terminate Month to Month Lease - No Right to Cure form is for use by a Landlord to terminate a month-to-month residential lease. "Residential" includes a house, apartment or condo. Unless a written agreement provides otherwise, the Landlord does not have to have a reason for terminating the Lease in this manner, other than a desire to end the lease. A month-to-month lease is one which continues from month-to-month unless either party chooses to terminate. Unless a written agreement provides for a longer notice, 28 days notice is required prior to termination in this state. The notice must be given to the Tenant within at least 28 days prior to the termination date. The form indicates that the Landlord has chosen to terminate the lease, and states the deadline date by which the Tenant must vacate the premises. FAQ

This form is a residential tenancy agreement (standard lease). Landlords of most private residential rental units must use this form (standard lease) when they enter into a tenancy with a tenant.

Both parties must agree to the proposed amendments. A lease is a legally binding agreement between a tenant and landlord, therefore it cannot be altered without both parties' consent. Typically, a landlord is more likely than a tenant to propose an amendment to the lease.

The OREA form 420 is also known as the Amendment to Agreement to Lease ? Residential version. It was created by the Ontario Real Estate Association and accepted by Toronto Real Estate Board. You can use this form only for the property based in the Province of Ontario.

If a tenant has rented a place without a standard lease, they can write to the landlord and ask them for a standard lease to sign. The first time the tenant makes this written request, the law gives them certain rights. Once the tenant asks in writing, the landlord has 21 days to give them a standard lease to sign.
