I would tell the room mate when you close on the house. BTW, I think the room mate will catch on when you start packing boxes. Make sure you both do a walk thru on the last day of your lease, take photo's of the condition of the Apartment so you can get your deposit back and to make sure the Apartment isn't trashed.
