New York City is divided into three basic zoning districts: Residence (R), Commercial (C) and Manufacturing (M). The three basic districts are further sub-divided to allow for a wide range of building forms and uses.
The floor area ratio (FAR) is 8.6x, which we determined by dividing the gross floor area (GFA) by the total lot size. Since the maximum floor area ratio of 10.0x exceeds the 8.6x floor area ratio (FAR) of the commercial building, the property is in compliance with NYC zoning regulations.
R1 – General Residential. R2 – Low Density Residential. R3 – Medium Density Residential. R4 – High Density Residential. R5 – Large Lot Residential.
R1 districts are leafy, low-density neighborhoods of large, single-family detached homes on spacious lots.
In all districts, a rear yard with a minimum depth of 30 feet shall be provided where such rear lot line coincides with a rear lot line of an adjoining zoning lot, except as modified in Section 23-52 (Special Provisions for Shallow Interior Lots).
The purpose of the rural residential zone (R1A) is to create a zone of rural feeling and atmosphere on large acreage lots from that land presently bordering city limits that is hilly and rocky, but affords excellent residential view parcels.
New York City Residential Buiding Code R1-2 R1-2 zoning allows for the same large, single-family detached houses as R1-1 zones. The lot width for this zone should be a minimum of sixty feet, while the lot area should be a minimum of 5,700 square feet.
R1 districts are leafy, low-density neighborhoods of large, single-family detached homes on spacious lots. Resembling many suburbs, these districts are mapped in a few areas of the city, such as Todt Hill (R1-1) in Staten Island, Jamaica Estates (R1-2) in Queens, and Fieldston (R1-2) in the Bronx.
