Eligibility Requirements You must have lived at your homestead for at least six (6) months. You must have been a resident of West Virginia for the 2 consecutive calendar years prior to your application. You must be 65 years of age on or before June 30th of the next year.

Homestead tax exemptions usually offer a fixed discount on taxes, such as exempting the first $50,000 of the assessed value with the remainder taxed at the normal rate. With a $50,000 homestead exemption, a home valued at $150,000 would be taxed on only $100,000 of assessed value.

Property owners must be at least 65 years old, on or before, June 30 of the next calendar year.

Effective July 1, 2024, all business and inventory ad valorem property tax on tangible personal property is repealed.

Homeowners over age 65, disabled, or legally blind can qualify for an exemption on the “first $50,000 in Fair Market Value” of their primary residence. A variety of tax exemptions are available for the elderly, disabled and veterans.

Exemptions. The Homestead Exemption is a complete exemption of taxes on the first $50,000 in Fair Market Value of your Legal Residence for homeowners over age 65, totally and permanently disabled, or legally blind. The Homestead Exemption credit exempts the first $50,000 of the value reducing your yearly taxes due.

An Exemption from real estate taxes shall be allowed for the first $20,000 of assessed value. All new applicants must file between July 1st and December 1st of each year. Application may be made at your County Assessors Office.

Applicant must be a resident of West Virginia for minimum of two consecutive years to qualify for exemption. Exemption is limited to one owner residing in the home, regardless of the number of owners.
