Can someone refuse to rent to me because I have Section 8/HUD/voucher? No. California law prohibits landlords from refusing to rent to applicants just because they have a Section 8 voucher. The law added voucher holders to existing California discrimination protections for source of income.

HOW DO I APPLY? If you are interested in applying for public housing, contact your local HA. If you have trouble contacting the HA, contact the local HUD Field Office.

HUD establishes annual income limits by family size as: Extremely Low-Income: Income does not exceed the higher of the federal poverty level or 30% of area median income. Very Low-income: 50% of area median income. Low-income: 80% of area median income.

Overall, your household must earn 50 percent or less of the area median income (AMI) in your county of residence to qualify for Section 8 in Arizona. This is applicable for the Housing Choice Voucher program, as well as the Project-Based Rental Assistance program.

In order to calculate the right rental rate, you need to determine the value of your property first. As a rule of thumb, the rental rate should be between 8%–1.1% of your property's total value.

Month to month gives both sides flexibility. Usually, it is the renter that pays for that flexibility in terms of a higher rent. If you want the flexibility to move, then a month to month would be good, especially if the rent doesn't go up. You just give 30 days notice.

What is the Difference Between a Month-to-Month Lease and a Fixed Term Lease? The tenant signs a 12 (Twelve) month lease. The lease expires, the lease will continue a Month-to-Month basis. This means that the tenant does not vacate the premises nor will the tenant renew the lease for a further fixed term period.

An Arizona month-to-month lease agreement is a contract that renews automatically on a monthly basis. However, either party can cancel the agreement with a month's notice. This type of arrangement can be helpful for both the landlord and tenant when they're unsure about the exact duration of the rental period.
