A listing agreement is a type of real estate contract in which a property owner gives a real estate agent or broker the authority to find a buyer for their property. If you decide to sell your home using a realtor, you will likely be asked to sign a listing agreement.

All that is required in California is to notify the listing agent in writing.

As noted, to cancel or otherwise amend a listing or buyer agency contract the seller/buyer and brokerage must both agree. Form 200 (formerly the only option) creates brokerage-level representation and 271 creates Designated Representation. In the majority of cases a Seller of a residential home is better served by Designated Representation because it largely avoids multiple representation scenarios.

The cancellation provisions are found in Paragraphs 14C (1) and (2), and in Paragraph 14E of the CA-RPA. Regardless of the reason, the seller must give some type of notice to the buyer, however (either a Notice to Perform or a Demand to Close Escrow) before the seller can cancel.

The seller can back out for reasons written into the contract, including (but not limited to) contingencies. The buyer is in breach of the contract.
