Probate - You should file your Homestead Exemption application immediately even if you are waiting to receive the Order Determining Homestead from the courts. The Order Determining Homestead may be retroactive but the Homestead Exemption is not retroactive if you do not file by March 1.

A true Virginia homestead exemption was established in July 2020 to allow homeowners to protect some equity in their homes during a Chapter 7 bankruptcy or from creditor action in general. Prior to July 2020, many individuals with equity in their home had to file a Chapter 13 to protect any equity in their home.

Please Note: We are currently accepting E-file applications for the tax year 2025 only. To be eligible for homestead exemption, you must be a permanent resident of Florida, who owns real property as of January 1 of the year in which you are applying.

You have up to three years to transfer the previous assessment difference to a new homesteaded property. The applicant must establish the homestead exemption on the new property within three assessment years (three January 1st) after abandoning the homestead exemption on the previous property.

The deadline to file for homestead exemption is March 1st of the current tax year. However, you may late file up to 25 days from that date the Notices of Proposed Property Taxes are mailed. For help, please contact our office at 772-288-5608.

Filing Instructions for the $5,000 Disabled Veteran Exemption: You must present a certificate from the U.S. Government or U.S. Department of Veterans Affairs, along with a signed request for the exemption and proof of Florida residence to our office. There is no additional application or form to fill out.

Applications are available at the county real estate assessments office or local office of the commissioner of revenue. Supporting documentation for income, assets, and liabilities may be required. A copy of federal income tax return and supporting schedules must be included.
