2. Timeline Lease AgreementNotice to Receive Week-to-week 10-Day Notice To Quit Month-to-month 30-Day Notice to Quit Fixed Term (6 months - 1 year) The landlord is not obliged to remiund the tenant unless stated in the lease

The Arizona 30-day notice to quit allows a landlord or a tenant to terminate a monthly lease without cause. This notice is not for a violation by either party but serves to inform the receiving party that the sender is terminating their month-to-month lease.

If no time frame is established in the rental agreement, the agreement becomes a month-to-month agreement. A.R.S. § 33-1314(D). To terminate a month-to-month rental agreement, a landlord or a tenant must give 30 days notice in writing before the next rent payment would normally be due.

In Arizona, your tenant will have to provide you with a written notice letter, and the time they have to do it will depend on the type of lease. Monthly Lease - 30 days or more. Weekly Lease - 10 days or more.

If a tenant receives a 30-day notice, it is NOT AN EVICTION. It means that the landlord no longer wishes to continue the tenancy, but it does not mean that the tenant has violated the lease and it will not come up as an eviction on the tenant's rental history.

The notice typically includes the address of the rental property, a clear statement of intent to end the lease, and the effective date of termination, which should be at least 30 days from the date of the document. Signatures of the parties involved are necessary to validate the termination letter.

Short-term residential rentals are lodging rental stays for less than 30 days. The income from short-term rental stays is subject to Arizona transaction privilege tax (TPT). See Arizona Revised Statutes (A.R.S.) § 42-5070 and the Model City Tax Code (MCTC) -444 and -447.

Under Arizona Revised Statutes (A.R.S.) § 33-1375, either the landlord or the tenant can terminate a month-to-month lease with a 30-day written notice. This notice should be given at least 30 days before the next rent due date.
