As long as a licensed land surveyor completes your report, your land survey is an official legal document. During the surveying process, your technician will compare historical records, fieldwork data, and existing markers to define your property's characteristics.
While there's no national archive of real estate records, many states require property surveys to be filed with the local government.
Error in survey data can result in poor reliability and validity. Error, i.e. inaccuracies or missing information, can arise at various points in the collection, maintenance, processing, and reporting of data. At data collection, information can be recorded incorrectly.
Anytime a Land Surveyor is asked to show any information, such as topographic site features, easements, or proposed development, in relationship to a boundary line, then he/she will be required to file a Record of Survey, unless the lines are shown on a recorded map already.
