Description

In equity sharing both parties benefit from the relationship. Equity sharing, also known as housing equity partnership (HEP), gives a person the opportunity to purchase a home even if he cannot afford a mortgage on the whole of the current value. Often the remaining share is held by the house builder, property owner or a housing association. Both parties receive tax benefits. Another advantage is the return on investment for the investor, while for the occupier a home becomes readily available even when funds are insufficient.

Equity shares provide long-term financing for a company, giving shareholders ownership and entitlement to a portion of the company's profits. Equity shares are a cornerstone of corporate financing and represent the ownership of a company. These shares are issued to the public and serve as a long-term source of capital.

“Buying and holding equities in the long run has helped investors historically,” says Rob Haworth, senior investment strategy director for U.S. Bank Asset Management. “Investors also need to look at other factors, like how much short-term volatility in stock prices they're willing to tolerate.”

Under United States tax law, for a home to qualify as a principal residence, it must meet the two out of five year rule. This means that a person must live in the residence for a total of two years or 730 days combined out of a five-year period. This rule also applies to married couples filing jointly.

Long Term Capital Gain Tax. Long-term capital gains (LTCG) refer to the profit made from selling shares or other assets held for over 12 months. In Budget 2024, the LTCG tax rate saw an increase from 10% to 12.5%, while the exemption limit was raised to Rs. 1.25 lakh from the previous Rs. 1 lakh.

The 2 out of 5 year rule states that homeowners must have lived in their home for two out of the last five years before the date of sale in order to avoid or reduce capital gains taxes on the appreciated value of the home.

Qualifying for the exclusion You're eligible for the exclusion if you have owned and used your home as your main home for a period aggregating at least two years out of the five years prior to its date of sale. You can meet the ownership and use tests during different 2-year periods.

To be more specific, which to me seems to simplify it better, you must have lived in the property as your primary residence for at least 730 days (2 years) of last 1826 days (5 years) you owned it, counting back from the closing date of the dale.

The two years of on-site residency do not need to be consecutive. For example, a property owner might live in a house for a year, then move and rent it out for 3 years, then move back in for another year before selling; the property would still qualify as a primary residence.

There is no state capital gains tax in Florida, as the state has no state income tax at all. This applies even if you live out of state and own a summer home in Florida.
