The ownership transfer is typically processed between 4 and 8 weeks, but may take up to 12 weeks. The folio number is a means by which properties are identified in Miami-Dade County. It is also referred to as the parcel identifier and represents a unique number that computer systems use to associate to a property. The folio number is formatted as a 13 digit number (99-9999-999-9999).

The recording fee for most documents is $10 for the first page and $8.50 for each additional page. The recording fee for a Lis Pendens is $5 for the first page and $4 for each additional page. Copies are $1 per page plus $2 for the certification of the document.

Form available online. Must be for residence in Miami-Dade County....Deed & Quit Claim Deed: Must be an original document. Should only be property located within Miami-Dade County. Address of both parties (Grantor & Grantee). Must be signed by seller. Two witnesses to the signature. Notarized and properly acknowledged.

The Notice of Commencement shall be recorded in the office of the Clerk where the real property is located. See Florida Statute 713 for detailed information, including posting requirements.

Pay by phone at 305-275-1155. Forfeiture and final judgment payments for surety bonds can only be paid by mail or in person. Pay in person with check, money order or cash at our Richard E. Gerstein Justice Building, by scheduling an appointment.

The first digit is the township number. Townships run from North to South in ascending order. Miami-Dade starts with township 51 in the north and changes every 6 miles going South until township 59. The first number of the township (5) is omitted and only the second number is used in the folio number.
