A Washington Personal Representative Deed is a legal document used to transfer ownership of real estate from a deceased person's estate to a living beneficiary. It is generally executed by the Personal Representative (or Executor) of the estate on behalf of the deceased. This type of deed is commonly used in the State of Washington as a way to quickly and easily transfer title to real property. There are two types of Washington Personal Representative Deeds: a warranty deed and a quitclaim deed. A warranty deed is the most common and provides the most protection to the grantee, while a quitclaim deed transfers the title with no guarantees of clear title or ownership.
