Nevada is one of several states that allow tenants to break a lease for any reason and will not hold renters responsible for the entire amount of the remaining lease. Under Nevada Revised Statute 118.175, the landlord must make their "reasonable best efforts" to re-rent the unit as quickly as possible.

So you may not have to pay much, if any additional rent, if you break your lease. You need pay only the amount of rent the landlord loses because you moved out early. This is because Nevada requires landlords to take reasonable steps to keep their losses to a minimumor to mitigate damages in legal terms.

If a resident fails to abide by the agreed-upon terms, legal action can be taken. If an eviction is the end-result of this action, it will stay listed on the resident's record for up to seven years. The most common reason evictions are requested involves failure to pay rent.

Nevada Revised Statutes require a seven-day notice to the tenant, instructing the tenant to either pay the rent or "quit" (leave) the rental property. To evict a tenant for nonpayment of rent, the landlord must "serve" (deliver) a Seven-Day Notice to Pay Rent or Quit to the tenant.

If a tenant fails to pay rent, breaks a rule, or significantly damages the property, then it is considered breach of contract and you have grounds for eviction. If there are people living in the unit that are not on the lease, then that is also breach of contract and you have grounds to evict them.

In some circumstances, a tenant can break a fixed-term agreement early without penalty. A tenant can give 14 days' written notice to end an agreement early without penalty if: they have accepted an offer of social housing (e.g. from DCJ Housing)

Under the act, you're required to give your landlord a written notice of your intentions to end the lease. This notice must usually be at least 30 days in advance of the desired date of termination. You may also need to include proof of military deployment or change of station orders in the notice.

Unless such a condition is explicitly stated in the lease or there is a rare jurisdictional law that requires a cooling period, your lease is binding the second you sign your name. The landlord has the right to decide whether to mutually agree to terminate the lease or to hold you to the terms.
