§ 55.1-1254. The tenant shall have the right to remove his personal property from the dwelling unit, the premises, or the storage area at reasonable times during the 24-hour period after termination or at such other reasonable times until the landlord has disposed of the remaining personal property of the tenant.
Generally (with a few notable exceptions, below), landlords and tenants do not have to give a reason for choosing not to renew a lease.
The Virginia Residential Landlord and Tenant Act (VRLTA), Sections 55-248.2 through 55-248.40 of the Code of Virginia, establishes the rights and obligations of landlords and tenants in the Commonwealth. Only the courts can enforce those rights and responsibilities.
Lease automatically may renew for another set term unless landlord or tenant gives written notice of non-renewal before the end of the set term. The lease usually says how much advance written notice must be given (e.g., 30 days, 60 days, or 90 days) before the end of the set term.
"Authorized occupant" means a person entitled to occupy a dwelling unit with the consent of the landlord, but who has not signed the rental agreement and therefore does not have the financial obligations as a tenant under the rental agreement.
