The City of Austin Development Services Department and other city departments issue development-related permits, such as building permits, land use permits, special event permits, temporary use permits, and business-related permits.

Conditional Use Permit Process Once all DSD reviews are complete with satisfactory responses from PARD, the application process is complete. DSD schedules an appearance at the next available Planning Commission meeting. DSD issues a notification of the meeting date to those individuals and groups surrounding the area.
Setback Requirements A “setback” refers to the minimum distance required between your shed and property lines, fences, or other structures. Austin Standard: Generally, sheds need to be at least 5 feet away from property lines and 10 feet from your main residence.
The minimum front yard setback is 15 feet. The minimum street side yard setback is 10 feet. the combined width of the interior side yards of a lot may not be less than seven feet.
Sheds and accessory buildings with a permanent foundation (i.e. concrete pad) require a permit. Sheds must be a minimum of five feet (5') from the common property line when located on the side of the home or in the side yard.
