FAQ

Homestead Property Tax Credit This homestead tax credit is administered by the State and is automatically applied to all properties listed as “Principal Residence”. The Homestead Tax Credit rates are as follows: State of Maryland – 10% Washington County – 5%

Qualifying activity: Own and occupy a primary residence in the State of Washington; have enough equity to secure the interest of the State of Washington in the property; and have a combined disposable income equal to or less than the Deferral Threshold for your county.

Eligibility Requirements Your net worth, excluding the value of the property you're seeking the credit for and any qualified retirement savings or IRAs, must be less than $200,000. The total household income before taxes must be $60,000 or less.

You must live in the home to qualify for the tax break. Some states exempt a certain percentage of a home's value from property taxes, while other states exempt a set dollar amount. If your state uses a percentage method, the exemption will be more valuable to homeowners with more valuable homes.

A further condition is that the dwelling must be the owner's principal residence and the owner must have lived in it for at least six months of the year, including July 1 of the year for which the credit is applicable, unless the owner was temporarily unable to do so by reason of illness or need of special care.

The Senior Tax Credit is available to homeowners at least 65 for whom the property is their principal residence (see the HOTC page for details); Interested homeowners must submit the Homeowners Tax Credit Application to the Maryland State Department of Assessments and Taxation (SDAT).

The credit is calculated based on the 10% limit for purposes of the State property tax, and 10% or less (as determined by local governments) for purposes of local taxation. In other words, the homeowner pays no property tax on the market value increase which is above the limit.

Washington lets filers use the homestead exemption under either the federal or Washington state exemption system. However, you can't mix exemptions from both lists, so select the system that will protect your most important assets.
