Georgia homestead laws allow creditors to exempt up to $10,000 worth of their home under certain conditions. For example, if your house is worth $100,000 and you owe $90,000 on your mortgage, you have $10,000 of equity in your home, and that equity cannot be taken by creditors.
To be eligible for a homestead exemption: You must have owned the property as of January 1. The home must be considered your legal residence for all purposes. You must occupy the home. You cannot already claim a homestead exemption for another property in Georgia or in any other state.
REGULAR - $8,000 HOMESTEAD The regular homestead grants an $8,000 reduction to your assessed value against the County M & O and the Fire portion of the millage rate. This is a special local exemption. The school and state portion of the millage rate will be reduced by $2,000 per the state allowed homestead exemption.
The Basic Rules. The homestead exemption is available to any adult (18 or over) who resides within the state. Only one homestead may be held by a married couple or a single person. The value of the homestead refers to the equity of a single person or married couple.

Claiming a Homestead Exemption The Arizona homestead exemption is automatic, meaning that no written claim is required. If a person desires to waive the exemption, the person must record the waiver in the office of the county recorder.
