Inventory. This term says that the landlord must provide the contract-holder with an inventory that lists and describes the condition all the fixtures and fittings as at the occupation date.

The inventory list should be a written document with pictures being an excellent addition. Unfortunately, a video of your inventory will not be sufficient since it needs to be in written form and signed for by the tenant. We recommend grouping inventory into rooms and then smaller sections of a specific room.

The Landlord, Letting Agent or our preferred choice of an Independent Inventory Clerk should organise the Inventory which should be agreed with the tenant on move-in day. The Landlord/Agent and tenant(s) should sign the Inventory to confirm they are in agreement with comments contained within the report.

A landlord inventory is not a legal requirement, however, it is best practice. Having a complete record of the condition of your property and its contents will save you a world of hassle later on if a dispute should arise between you and the tenant.

At the end of the tenancy, the tenant(s) have to return the property in the same condition that it was originally let, ?allowing for fair wear and tear ?. The landlord is usually responsible for paying for any check-out appointment and report unless there is a different arrangement int place.

Is an unsigned inventory valid? An unsigned inventory is still legally binding as long as it is dated and there is proof that it was given or sent to the tenant on or before the day they moved in.

The inventory may be worthless without signatures It is especially important to get the landlord's signature on the inventory ? failure to do so may render the document invalid when used as evidence in the event of a dispute.

When letting out your property, it is best practice to conduct a landlord inventory to avoid confusion and misunderstandings between you and your contract-holders about what items were in the property or the condition of the property at the start of the contract.

Ideally the landlord will do the inventory (themselves or via an agent/clerk) before you move in, or very soon after you move in. This makes it clear that any damage cannot have been caused by you.
