Illinois Summons Forcible Entry and Detained (FED) is a legal document that is issued to a tenant by a landlord when the tenant fails to comply with lease provisions, such as failing to pay rent on time or violating the terms of the lease agreement. In Illinois, there are two types of Summons Forcible Entry and Detained: the Summons for Unlawful Detained and the Summons for Nonpayment of Rent. The Summons for Unlawful Detained is issued when a tenant remains in the property after the expiration of the lease or after receiving a notice to vacate, while the Summons for Nonpayment of Rent is issued when a tenant has failed to pay rent on time.
