Every Maryland County and Baltimore City has a Land Records Department located in that County's Circuit Court. Deeds and other documents stored in land records are open to the public. There are two ways to get a copy of your deed. Either get your deed online or pick up a copy in person at the circuit court.
Check with the county recorder Another place you may be able to check is the county recorder or clerk's office. Property information is public record, so you may be able to find out not just who owns the property in question, but also some of the history of the home or land and who owned it prior.
Deeds in the state of Maryland can be accessed on microfilm at city and county repositories, as well as at the Maryland State Archives. Deeds can also be accessed online through , a digital image retrieval system for land records.
To take someone's name off a deed, a new deed must be prepared to transfer the property from all of the current owners to all of the remaining owners. Similarly, to add someone to a deed a new deed must be prepared to transfer the property from all current owners to all new and current owners.
Recording a deed in Montgomery County is a two step process. First, bring the deed to the County Transfer/Recordation Tax Office located at: 27 Court House Square, Suite 200, Rockville, for processing. Second, visit the Courthouse at 50 Maryland Avenue, Rockville 2nd floor Recording Office.
You can start with the recent sales of the property by searching on an address using the SDAT's website (State Department of Assessments and Taxation). Follow the instructions to find the current owner of any property. The page will usually refer you to a few previous sales under “Transfer Information.”
To do this, use the website for State Department of Assessments and Taxation (SDAT) Real Property Search. Select the county where the property is, and then select the search by “Street Address.” The search will give you a book/page reference under the Transfer Information.
If your property is located in Montgomery County, you can order a copy of your deed by going to the Land Records Department of the Clerk's Office in Montgomery County Circuit Court (50 Maryland Avenue, Room 212, Rockville, Maryland, 20850).
Post-Closing means any period that starts after the Closing Date, and with respect to a period that includes and starts on the Closing Date, the portion of such period will exclude the day of the Closing. Post-Closing has the meaning set forth in Section 1.4.
