The Auditor's Office, will review the information you provide and, based on Ohio Laws, will determine if you qualify for the Homestead Exemption. If you have qualified, the exemption will appear on the tax bill which you receive the following January.

Virginia homestead laws allow residents to designate up to $5,000 worth of real estate (including mobile homes) as a homestead, plus $500 for each dependent. If a resident is sixty-five years of age or older, or a married couples files for an exemption together, up to $10,000 may be exempted under the homestead laws.

The homestead exemption provides a reduction in property taxes to qualified disabled veterans, or a surviving spouse, on the dwelling that is that individual's principal place of residence and up to one acre of land of which an eligible individual is an owner.

Generally, OAGI does not include Social Security income. Starting with tax year 2020 for real property and tax year 2021 for manufactured homes, the definition of "income" has changed to determine eligibility for the Homestead Exemption.

Owner Occupancy Credit (formerly known as the 2 ½ % Tax Reduction) for Owner-Occupied Home: To receive the owner occupancy credit tax reduction you must: (1) own the home, (2) occupy the home as your principal place of residence and (3) apply with the County Auditor between January 1st and the first Monday in June.

Must not have a total household income over $38,600/year if applying in 2024, or $40,000 if applying in 2025, which includes the Ohio adjusted gross income of the owner and the owner's spouse. Must be age 65 by December 31 of the calendar year for which the exemption is sought.

Who is eligible for the Homestead Exemption program? Those eligible must be 65 years of age or older or be permanently or totally disabled, meet annual state set income requirements, and own the home where they live as of January 1st or the year in which they apply.

In July 2020, the law established the Virginia Homestead Exemption as $25,000.00, and then in July 2024, the exemption increased to $50,000.00. This exemption will automatically adjust every three years for increases in inflation.

Eligibility requirements for exemption: Applicant must be at least 65 years of age by December 31 of the previous calendar year. Total combined income from all sources during the previous calendar year of applicant, spouse, and all relatives and non-relatives residing in the home shall not exceed $25,000.
