Por un lado, la via mas sencilla, implica solicitarle la renuncia al administrador teniendo en cuenta la mayoria de los propietarios suficiente. El convoca a la asamblea donde el tema a tratar sea su remocion y la manifiesta en el libro de actas, devuelve los libros y se retoma la gestion con el nuevo administrador.
El cese del administrador se podra comunicar en la junta ordinaria anual de la comunidad, indicando en el orden del dia o asunto a tratar, el cese propuesto. La decision se sometera a votacion por la junta, segun las mayorias establecidas en el articulo 17.7 de la Ley de Propiedad Horizontal.
La mayoria necesaria para poder remover al Administrador, DEBE estar establecida en el Reglamento de Copropiedad y Administracion (algunos reglamentos establecen el 50% + 1 de la masa propietaria, otros los dos tercios y algunos la simple mayoria presente en asamblea).
El nombramiento del administrador lo hace la asamblea general, excepto en aquellas copropiedades en las que existe el "consejo de administracion" donde sera este quien haga el nombramiento, de acuerdo con el articulo 50 de la Ley 675 de 2001.
