Adjoining landowners are the owners of lands that are separated by a common boundary line. A person may use his or her property in any reasonable and lawful manner if such use does not deprive an adjoining owner of any property right recognized and protected by law. If the necessary effect of ordinarily lawful use of property is the physical invasion of adjoining property, the use becomes unreasonable and therefore unlawful. In the absence of an easement or agreement, no person has any right to erect buildings or other structures on his or her land.
