How can I reduce my property taxes in Florida?

As a Florida property owner, you may qualify for exemptions that reduce your property taxes. If you own and permanently live in your home on January 1st, you may be eligible for the homestead exemption for that year. Florida's homestead exemption decreases the property's taxable value by as much as $50,000.

Certain property tax benefits are available to persons 65 or older in Florida. Eligibility for property tax exemptions depends on certain requirements. Information is available from the property appraiser's office in the county where the applicant owns a homestead or other property.

Based on the prior year's income, the income limit is $35,167 for the 2023 exemption. This does not include tax-exempt bond interest or non-taxable social security income. You will be asked to provide a copy of your Federal 1040 Tax Form or your Social Security 1099 Form.

Homestead assessment difference transfer (“portability”) allows eligible Florida homestead owners to transfer their Save Our Homes (SOH) assessment limitation from their old homestead to a new homestead, lowering the assessed value for the new homestead.

Senior Exemption Information The property must qualify for a homestead exemption. At least one homeowner must be 65 years old as of January 1.

You have up to three years to transfer the previous assessment difference to a new homesteaded property.

The assessed value will never be more than the just value of your home. If you are eligible, portability allows most Florida homestead owners to transfer their SOH benefit from their old homestead to a new homestead, lowering the tax assessment and, consequently, the taxes for the new homestead.

Property Tax Exemptions and Additional Benefits Further benefits are available to property owners with disabilities, senior citizens, veterans and active duty military service members, disabled first responders, and properties with specialized uses.
