You don't need to live in California to practice real estate. Although, it certainly helps. You can get a California real estate license and still live outside of the state. That's the case with other states as well.

Of all states, Colorado and Texas come on top as the hardest in terms of granting a real estate license. Each of the states requires some education and a test, which you must pass before being issued with a real estate license.

California does not offer reciprocity with any states - you'll need to qualify for the appropriate written exam and pass all other requirements, then voila! You're practicing real estate in California.

If your license in your other state is currently active and has been for at least two years, you will need to pass the state portion of the Colorado real estate broker exam, complete the fingerprint background check, and submit a certified license history that is dated to within 90 days of your broker application.

States like Texas, California, and Montana don't have any reciprocity. This means out-of-state applicants must do the full training from scratch and retake the exams. Only then will they be eligible for the new license.

License reciprocity means that, if you already hold an active real estate license in one US state, you can apply for a real estate license in your new state without taking all the state-required pre-licensing real estate courses.
