A tenant can't unreasonably withhold consent for landlord to enter premises to make repairs. A landlord may enter unit without tenant consent only in the event of emergency. A landlord can't abuse right of access to harass tenant.

Repairs – Landlords must make repairs within 14 days of a written notice. If a landlord fails to make the repair within this period, the tenant may make the repairs themselves and deduct the cost from future rent payment, or they may withhold rent altogether.

Under Tennessee law, landlords must disclose specific information to tenants (usually in the lease or rental agreement), such as the identity of anyone authorized to act on the landlord's behalf and whether the landlord may enter to show the premises to prospective renters during the last 30 days of the tenancy.

For all other defaults in the lease agreement, a thirty (30) day termination notice from the date such notice is given by the landlord shall be required for the purpose of eviction of a residential tenant. This section shall not apply to a tenancy where the rental period is for less than fourteen (14) days.

In Tennessee, landlords can raise the rent by any amount that they wish. There is no legal limit or cap on the amount of a rent increase.

Is Tennessee a Landlord-Friendly State? As of today, Tennessee is considered a fairly landlord-friendly state since there are few rent control policies for landlords. However, there are several laws that give leverage to tenants in cases of dispute, which is why it may also be considered tenant-friendly in some cases.

Can a landlord enter property without permission in Tennessee? A landlord may enter a rental property without the tenant's permission in times of emergency, with a court order, if the tenant is absent for more than seven days, or if the tenant has abandoned the property.

Most of the time, a landlord needs to go to court before evicting you. If you did something dangerous or threatening, the landlord only needs to give you three (3) days to move out. If you did not pay rent or broke your lease agreement, you may be given a thirty (30) day notice to move out.
