La location meublée est une forme spécifique de location immobilière, dans laquelle le logement est fourni avec tous les meubles et équipements permettant au locataire d'y dormir, manger et vivre.

En effet, l'électricité ne fait pas partie des charges prévues dans le bail de location meublée. C'est à vous, locataire, qu'il revient de faire les démarches nécessaires à la mise en place d'un compteur électrique ; tout comme vous devrez résilier à nouveau ce contrat le jour où vous quitterez ce logement.

Afin d'assurer une certaine stabilité au locataire, le bail doit être conclu pour une durée minimale d'un an. Mais rien n'interdit aux deux parties de prévoir une durée plus longue (18 mois, 2 ans, 3 ans…).

Le contrat de location meublée est signé pour une durée de 1 an renouvelable. Il faut lui annexer un état des lieux, un inventaire du mobilier et éventuellement une caution solidaire. Le contrat de location meublée étudiant est signé pour une durée de 9 mois renouvelable, avec un étudiant.

Le bail est reconduit pour trois ans, si le propriétaire est un particulier, ou six ans si le propriétaire est une personne morale (société, compagnie d'assurance). Il n'est pas nécessaire de faire un nouveau contrat : la reconduction de la location se fait aux conditions du bail initial.

Le contrat de location d'un logement meublé est conclu pour une durée d'au moins un an. À la fin du bail et à défaut de congé donné par le bailleur ou le locataire, le bail est reconduit automatiquement.

Si le bailleur est une personne morale, le bail est de 6 ans minimum. En location meublée, la durée du bail est d'un an minimum ; cette durée peut être réduite à neuf mois si le locataire est étudiant.

Le locataire peut mettre fin au bail à tout moment, après avoir donné un préavis....Le propriétaire peut, quant à lui, mettre fin au bail à son échéance, soit pour reprendre le logement en vue de l'occuper lui-même ou une personne de sa famille, soit pour le vendre, soit pour un motif sérieux et légitime.
