Your landlord must apply for rental assistance by March 31, 2022 before they can try to evict you through the courts for failing to pay your rent.

A landlord can't force you to move out before the lease ends, unless you fail to pay the rent or violate another significant term, such as repeatedly throwing large and noisy parties. In these cases, landlords in Tennessee must follow specific procedures to end the tenancy.

Your obligations include paying rent on time, complying with lease provisions, and providing appropriate notice when terminating a lease. Your rights include living in a safe and habitable environment, and being free from discrimination or retaliation.

Landlords are prohibited from harassing or retaliating against tenants who exercise their legal rights. In Tennessee, the landlord must not terminate, refuse to renew a lease, or fine a tenant for complaining to the landlord regarding the deposit, complaining to a government agency, or exercising a legal right.

If a tenant does not pay the outstanding rent by the fourteenth day, they have 16 days to vacate the property. If a tenant does not leave the property by the end of the 16-day period (30 days after the landlord delivered the notice to quit) the landlord can go to court to request a detainer warrant for the tenant.

Most of the time, a landlord needs to go to court before evicting you. If you did something dangerous or threatening, the landlord only needs to give you three (3) days to move out. If you did not pay rent or broke your lease agreement, you may be given a thirty (30) day notice to move out.
