30-Day Notice to Quit (No Lease/End of Lease) For a tenant with no lease or a month-to-month lease in Tennessee, the landlord must serve them a 30-Day Notice to Quit to end the tenancy. This eviction notice allows the tenant 30 calendar days to move out. This notice applies to all counties in Tennessee.

Notice Requirements for Tennessee Landlords A landlord can simply give you a written notice to move, allowing you 30 days as required by Tennessee law and specifying the date on which your tenancy will end.

The Writ of Possession is a court order which informs the tenant that they must move out of their housing on the property or else they will be forcibly evicted.

You cannot be forced out of your rental home. You cannot be evicted without notice. The landlord cannot change the locks or shut off your utilities to make you leave. Most of the time, a landlord needs to go to court before evicting you.

This allows the landlord plenty of time for this to be completed, as the warrant or writ for possession will be valid for 12 months once it is having been issued as per CPR 83.3(3). A Court has the power to extend a warrant or writ by a further 12 months under CPR 83.3(4).

The court order is called a 'possession order'. If you don't leave by the date on the possession order, the landlord will need to get a 'warrant of eviction', allowing the bailiffs to come and evict you. However, there are some types of tenancy where your landlord doesn't need to get a court order to evict you.

Can a landlord enter property without permission in Tennessee? A landlord may enter a rental property without the tenant's permission in times of emergency, with a court order, if the tenant is absent for more than seven days, or if the tenant has abandoned the property.
