In Iowa, a covenant of quiet enjoyment is implied in every lease (in essence, a promise that “during the term of the tenancy, the tenant shall not be disturbed”). The purpose of a written lease is to give the tenant the right to possession of the property for the time specified in the lease.

As mentioned above, the covenant of quiet enjoyment protects tenants from disturbance from a landlord, or an individual acting on the landlord's behalf, by providing the tenant with the right to use the rental for its intended purpose.

Thirty-day notice to quit: You will receive this notice if you have a month-to-month lease or rental agreement that your landlord wants to end. Under this notice, you will have 30 days to move out of the rental unit (see Iowa Code Ann. § 562A. 34).

If Tenant shall perform all of the covenants and agreements herein required to be performed by Tenant, Tenant shall, subject to the terms of this Lease, at all times during the Lease Term, have peaceful and quiet enjoyment of the Premises against any person claiming by, through or under Landlord.
