The Oregon 10-day notice to quit for non-compliance relays to a tenant that they have committed a second violation of their lease within six (6) months of receiving notice for a similar violation and have ten (10) days to move out.

In Oregon, an eviction can take between 30 and 60 days. Things get complicated and drag on longer if the landlord inadvertently gives the tenant a defense for not paying rent.

After the eviction moratorium ends on October 1, renters have until March 31, 2021 to catch up on any rent payments they missed between April and October 2020. But landlords can give notices of termination or file evictions for other reasons, both during and after the moratorium.

In the case of failure to pay rent, the rent must be 7 or more days past due before notice can be given. If the tenant does not comply with the notice within the required time, a complaint can be filed with the court. If the landlord accepts a partial rent payment, the original notice may no longer be effective.

Notices to Terminate the Tenancy To end a month-to-month tenancy during the first year of the tenancy, you must give your tenant a 30-day written notice, unless the rental unit is in the city of Portland, where 90 days' notice and payment of relocation costs is required for no-cause terminations.

In cases where a landlord is entitled to give a no-cause eviction after the first year of tenancy, the notice requirement is generally 60 days, 90 days in Portland. A landlord in a month-to-month tenancy may also give you a 30-day eviction notice for cause.

No Cause Terminations Within the first year of occupancy, landlords can terminate a month-to-month tenancy or terminate a fixed term tenancy at the end of the fixed term, with at least 30 days notice. No cause terminations are prohibited after the first year of occupancy.
