Are EPC requirements changing? After a consultation in December 2020, the Government announced changes to Minimum Energy Efficiency Standards for England and Wales, proposing that rental properties would need an EPC rating of 'C' or above by 2028.

A minimum heating standard is at least 18°C in sleeping rooms, and 21°C in living rooms, when the temperature outside is minus 1°C and it should be available at all times. The heating installation must be kept in good working order at all times, and tenants must have control of thermostatic radiator valves.

As a landlord you must: keep your rented properties safe and free from health hazards. make sure all gas equipment and electrical equipment is safely installed and maintained. provide an Energy Performance Certificate for the property. protect your tenant's deposit in a government-approved scheme.
