This document is also known as a property disclosure, and it's important for both those buying a house and for those selling a house.

When does the Residential Property Disclosure Act require sellers to complete the two disclosure forms? No later than the time that the buyer makes an offer or executes an option to purchase.

The Property Condition Disclosure Act requires the seller of residential real property to cause this disclosure statement or a copy thereof to be delivered to a buyer or buyer's agent prior to the signing by the buyer of a binding contract of sale.

Owner must provide the completed statement to the purchaser prior to the time the owner ad the purchaser sign a RE contract, unless RE contract states otherwise.

THE SELLER ACKNOWLEDGES THAT THE SELLER IS REQUIRED TO PROVIDE THIS DISCLOSURE REPORT TO THE PROSPECTIVE BUYER BEFORE THE SIGNING OF THE CONTRACT AND HAS A CONTINUING OBLIGATION, PURSUANT TO SECTION 30 OF THE RESIDENTIAL REAL PROPERTY DISCLOSURE ACT, TO SUPPLEMENT THIS DISCLOSURE PRIOR TO CLOSING.
