What is the meaning of Resyndication?

Resyndication is an industry term used to describe a subsequent allocation of Low-Income Housing Tax Credits (LIHTCs) on a qualified project that served as LIHTC housing.

The California Tax Credit Allocation Committee (CTCAC) facilitates the investment of private capital into the development of affordable rental housing for low-income Californians.

CTCAC allocates state and federal tax credits to qualifying affordable housing developments as well as oversees a 55-year Compliance period for each project receiving credits.

If the income of the occupants of a qualifying unit increases to more than 140% of the current income limit, the next unit of comparable or smaller size must be occupied by a qualified low-income Resident(s).

The 4% tax credit (30% subsidy) is for the acquisition of existing buildings for rehabilitation and new construction financed by tax-exempt bonds. The 9% tax credit (70% subsidy) is usually for new construction and substantial rehabilitation without federal subsidies.

CDLAC's Sacramento office shall receive the TCAC $1000 application fee and the CDLAC $1200 application fee, whether hand delivered or submitted via mail, no later than 4:00 p.m. on the application due date.
