The purposes of site plan review are to promote orderly development, evaluate and mitigate significant environmental impacts, and promote public safety and the general welfare by ensuring that development projects are properly related to their sites, surrounding properties, traffic circulation, sewers, other ...

Site Plan Review is an inter-departmental evaluation process in which Planning staff assess proposed projects to ensure it meets the requirements of the Zoning Ordinance.

Property boundaries outline the perimeter of the lot and often, structural elements in the immediate vicinity — streets, buildings, homes, etc. A good site plan clearly defines property lines, with precise measurements that indicate how the proposed design relates to the surrounding environment.

A Specific Plan is a planning document that implements the goals and policies of the General Plan. These plans contain detailed development standards and implementation measures to which future projects located within a specified geographic area must adhere. A Specific Plan is a popular form of a land use overlay.

A "Key Plan" is a simplified version of the Master Plan, highlighting the most important features and relationships. A "Site Plan" is a detailed representation of a piece of land, showing its existing features, proposed developments, and the relationships between buildings, landscapes, and infrastructure.

Louis County: Single family and condominiums: $80.00. Duplex (2 units in building): $80.00 per unit.

Full size plans shall be at a scale of 1/8"=1' or larger (if not possible, see following checkbox). Full size plans for sites over two acres may be provided at a scale smaller than 1/16"=1', provided that additional plans of key areas are provided at 1/8"=1' scale.

Los Angeles Municipal Code (LAMC) Section 16.05 authorizes the Director of Planning to determine Site Plan Review application requests for development projects.

Once you fill out your application, you should expect to receive a building permit within two weeks if you are working on a residential project. On the other hand, approval process for a commercial project can take upwards of four weeks.

A good site plan will include dimensions, vegetation, topography, and infrastructure. Since the site plan is a scale drawing that is used as a building map, everything from buildings (existing and proposed), roads, parking, to the landscaping and garden elements, will be shown on it.
