Kentucky Eviction Lawsuit is call a Forcible Detainer Action The Writ of Forcible Detainer states the location, time and date of the hearing and is served by the Sheriff on the tenant. At the hearing, both sides have an opportunity to present their arguments for eviction or to offer any defenses.

These cases involve disputes between a landlord and tenant(s) due to failure to pay rent or other issues. When filing a forcible detainer action, the landlord is claiming that the tenant refuses to comply with the lease agreement.
