Residential District One (R1) Purpose. The purpose of Residential District One (R1) is to foster orderly growth where the principal use of land is residential. The intent of this district is to allow for medium to high-density residential development consistent with the recommendations of the Comprehensive Plan.

R-SF | Residential Single Family.

The R-T Town Residential District is intended for more established residential areas within the Town primarily for medium density single-family residential along with their customary accessory uses. 3.4.2 Uses. The chart below indicates the uses generally permitted in the R-T zoning district.

Conditional Use Permit: A request for a land use that is not permitted by right within the current zoning district and requires approval through the public hearing process. Home Occupation Permit: A request to permit a business to operate from a residence and requires approval through the public hearing process.

Medium Density Residential District (R2). The R2 zoning district is intended for areas appropriate for single-family detached homes, secondary residential units, and duplexes. The R2 zoning district provides a moderate density residential environment with a wide variety of housing types.

(1) A minimum setback of sixty (60) feet from the right-of-way of Georgia Highway 400 must be maintained with the first forty (40) feet being an undisturbed buffer that shall meet the requirements of the Forsyth County Buffer Standards.

Similar to other residential zoning categories, R2R allows for low to medium density residential development with a maximum density of 1.71 units per acre when serviced by individual onsite sewage disposal.
