A study from PetFinder revealed that the average pet deposit was between 40 and 85 percent of the rent. This means if the rent is $2,000 a month, the pet deposit would run you anywhere from $800 (40 percent of $2,000) to $1,700 (85 percent of $2,000). Another study looked at short-term rental costs if you have a pet.

Prices are typically comparable to pet fees, simply charged on a monthly basis rather than a one-time payment. For instance, a landlord may charge between $10 and $25 per month for a single pet. Over the course of a year, that adds up to between $120 and $300.

Your landlord may legally choose to allow cats and not dogs. He may also stipulate that certain breeds of dog aren't allowed. Weight limits are also legal, letting your landlord declare that pets must weigh less than a specified weight like 20 or 30 pounds.

With pet rent you'll pay a monthly fee as long as you and your pet live in the rental. The fee is relatively small usually $35 or less and is considered a discretionary charge, meaning the landlord can legally include this extra charge in your lease, in most cases.

Your pet agreement should specify which types of pets are allowed. Some landlords allow only common domesticated animals such as dogs, cats, birds, fish, guinea pigs, rabbits, hamsters, gerbils, and small reptiles. The agreement should also specify any limit to the number of pets allowed.

Landlords can still stop tenants from keeping pets but must offer a reasonable excuse for refusal in writing within 28 days of the tenant's request. Reasonable excuses would include a ban in smaller homes or flats where owning a pet might be impractical, said the minister.

Pet fees are not legal in every state. For example, California does not allow non-refundable fees with the exception of late fees and application fees. For this reason, most California landlords who allow pets choose to charge a pet deposit and/or pet rent.

The Pet Addendum (Form CA-080) is one of CAA's most popular forms. It allows the landlord to grant permission for a tenant to have a pet, when pets are prohibited by the rental agreement. ... The tenant is required to notify the landlord if the pet identified in the addendum no longer resides at the premises.

There's no law that requires landlords to allow tenants to keep pets, and many landlords don't allow pets because of the potential damage they cause to the rental unit. If you want to add a pet to your lease, talk to your landlord and get an agreement in writing before you bring your new pet home.
