An Individual Condominium Unit Appraisal Report (ICUAR) is for appraisals of one-unit properties in condo projects based on interior and exterior property inspections. Also known as Fannie Mae Form 1073, appraisals reported on this form must be completed in accordance with the UAD Specification.

Single Family Residential Appraisal (1004) URAR Form 1004. Purpose: The Single Family Residential Appraisal is used to estimate the market value of the subject property as defined in Uniform Standard of Professional Appraisal Practice (USPAP). It provides the benefit of a full interior and exterior inspection.

Form 70 is designed to report the results of an appraisal of a 1-unit property, including a unit in a Planned Unit Development (PUD), a Detached Condominium Unit or a 1-unit property with an accessory unit. An interior and exterior inspection of the subject property is required.

Single Family Rent Schedule (Form 1007) Typically the appraiser analyzes three rental properties that share or bracket significant rental characteristics with the subject property. Form 1007 is commonly requested by lenders when loans are being made on non-owner occupied properties.

An appraisal assignment for which the scope of work includes an interior and exterior personal, onsite inspection of the subject property completed by the appraiser who signs the appraisal report, and the effective date of the appraisal is the date of inspection.
