A 3 Day Notice to Pay Rent or Quit is simply a form used to notify a tenant that they are in violation of their lease for not paying rent and that they have 3 days to pay up or move out. It is the first legal step required before a landlord can move forward with an eviction by filing an unlawful retainer.

Currently, when a landlord gives a tenant a 3 Day Notice to Pay Rent or Quit, the 3 calendar days are counted starting the day after the notice is served.

Be in writing; Say the full name of the tenant or tenants; Say the address of the rental property; Say what the tenant did to violate the lease or rental agreement; and. Say the tenant has the chance to fix the problem or move out in 3 days (not counting Saturdays, Sundays, or court holidays).
